Progettare per l'hospitality.Designing for hospitality.
The room as the unit of design, mix and category decided first, the choices to make before the pour, the back of house and the opening date. One property built, one on site, and the principles we follow.
Per chi apre o riposiziona una strutturaFor those opening or repositioning a property
How many rooms fit in this building? Can four stars be reached? What has to be decided before the structure goes up, and what really decides the opening date?" These are the questions of anyone opening, converting or repositioning a hospitality property, and they are solved on the drawings, before the site. Here you find how we work, with one property built and one on site, and the principles we apply before drawing a room.
I principi dell'hospitalityHospitality principles
Un albergo non è un progetto grande. A hotel is not a large project. È un progetto ripetuto. It is a repeated one.
Six rules that hold for a guest house in a village as for a hundred-room hotel: what is drawn once gets built dozens of times, and that applies to the right solution as much as to the mistake.
01
La cameraThe roomè l'unità di progettois the unit of design
In a hospitality property the unit is not the building, it is the room: what is drawn once gets built dozens of times, the right solution as much as the mistake. It is designed as a one-off, validated, and only then repeated.
02
Il mixThe mixsi decide prima delle camereis decided before the rooms
How many rooms, how many suites, of what size: the category is awarded to the property, not to the best room, and a few rooms below the threshold are enough to lose it. The mix is fixed before drawing, together with the public areas.
03
Stars are not a label: they are mandatory criteria and a score, and part of them depends on areas, heights and layout, that is, on the building. Before anything else we check that the building can reach them.
04
Floor-to-floor heights, shafts, slab openings, stair cores, roof loads for pools and plant, laundry: at excavation they are open variables, once the frame is up they become constraints. The interior hands them over with a date.
05
Il back of houseThe back of houseche l'ospite non vedethe guest never sees
Service lifts, floor pantries, clean and soiled linen, changing rooms, goods-in, waste, kitchens and plant rooms: it is the space that makes the service work, and it is carved out before counting the rooms, not from what is left over.
06
A missed season is never recovered, and the first cause of delay is not the site: it is furniture lead times. A direct channel to the manufacturers and the craftsmen turns them into dates known months ahead.

Sambuca di Sicilia, una casa del borgo per ospiti di tutto il mondo.a village house for guests from all over the world.
Aperta nel 2023.An old house in the Saracen quarter of Sambuca, for an international client and with a fixed opening date. The problem: load-bearing masonry, vaulted rooms, rooms opening into one another, few openings, and guests from different cultures who must feel at home. The solution: three levels tied by two sheet-metal stair volumes, solid and perforated, red and green, that contain the functions and let the light through; lime and raw earth on the surfaces; every piece of furniture designed for this house, with built-in seats and niches in the thickness of the wall. Opened in 2023.
A historic building in the centre of Palermo, six keys of which two suites, now under construction. The problem: six rooms all different, six bathrooms all different, no repetition to recover on, and a mix to decide before drawing, because the category is awarded to the property and not to the best room. The solution: the room and its bathroom conceived once as a system, with the same interface repeated in every key; the timber ceilings kept exposed and the services running beneath them; every surface and every piece of furniture with a code, a quantity and a supplier, before the site.

Come verifichiamo una struttura ricettivaHow we check a hospitality property
Prima della camera, Before the room, i numeri della struttura.the property's numbers.
We do not start from style but from the target category, the mix and the brief: from there come the typical room, the areas and the requirements for structure and services. The rest we tell at the studio, with the projects in front of you.
01
La categoria obiettivoThe target categorycontro l'edificioagainst the building
For each mandatory criterion of the target category we check whether the building reaches it, and what it takes to get there: points recovered elsewhere, mix revised, a function relocated. Found at excavation, not with the frame up.
02
How many keys, how many suites, with what areas and amenities: the mix is fixed and the typical room is designed as a one-off, with its bathroom and its details. It is the unit against which cost and time of everything else are measured.
03
Le superficiThe areaschiavi, comuni, serviziokeys, public, service
Uno schema che divide i metri fra camere, aree comuni, servizio e back of house, e dice quanto edificio serve per ogni chiave. A schedule that splits the square metres between rooms, public areas, service and back of house, and says how much building each key needs. It is the number an investor reads first, and we check it before drawing a plan.
04
I requisitiThe requirementsper struttura e impiantifor structure and services
Heights, shafts, openings, loads, kitchen extract, drainage: what the interior asks of those who design structure and services, handed over with a date, before the pour. The client's engineers remain the points of reference.
05
La camera campioneThe mock-up roomprima del rolloutbefore the rollout
One room built in full and signed off together before the others are repeated: it is the point where cost stops being a forecast and becomes a measurement, and the batch orders start from a frozen model.
06
Il rolloutThe rolloutcamera dopo cameraroom after room
With the model approved, production starts and our task changes: checking that what is built is what was approved, with scheduled visits and itemised lists, room after room, through to handover and the opening date.
Il budget, prima del progettoThe budget, before the design
Quanto costa? How much does it cost? You know before a single line is drawn.
We do not publish prices per square metre or per key: a guest house in a village, a boutique hotel in a palazzo and a hundred-room hotel are three different stories. We do something more useful.
01
At the studio or at the property, with the drawings and the brief: you tell us about the building, the category you aim for and how many rooms you picture, we tell you what can be done. It is how we get to know each other, before any commitment.
02
Uno studio di fattibilitàA feasibility studyprima di disegnarebefore drawing

03
Un costoA feeche torna indietrothat comes back to you
The feasibility study has a fee, agreed together at the second meeting. If you go ahead with the design it is deducted in full from the proposal: not an extra expense, an advance on the work.
The unexpected can happen, but it is small: from the average of more than 290 completed projects, around 3% of the budget in non-historic buildings and 5% in old ones. If design starts after demolition is done, it drops to zero.

Domande frequentiFrequently asked
Le domande di chi apre o riposiziona una strutturaThe questions of those opening or repositioning a property
Quanto costa progettare un hotel? How much does it cost to design a hotel?
It depends on the building, the room mix and the brief: that is why we do not publish prices per square metre or per key. We tell you before drawing: after the first meeting, a feasibility study gives the construction cost of the property you have in mind. It has a fee agreed together, deducted from the proposal if you go ahead.
Quante camere ci stanno nell'edificio? How many rooms fit in the building?
Fewer than dividing the square metres says: every category requires minimum room areas, and public areas, service and back of house are needed; the mix of rooms and suites changes the count. We check it in the feasibility study, with the area schedule, before drawing a plan.
Che cosa decide le stelle? What decides the stars?
A set of mandatory criteria and a minimum score, to be reached together: a single missing mandatory item removes the category, however high the score. Part of the criteria depends on the building, areas, heights, layout, lift; most sit inside the room and multiply by every key. That is why the review comes before the design.
Da cosa dipende la data di apertura? What does the opening date depend on?
On three things upstream of the site: furniture lead times, which on many rooms are ordered in batches months ahead and calculated backwards from the opening; the mock-up room, to be signed off before the orders; and the owner's decisions, which have a window. A decision that slips moves the opening, not the design.
Abbiamo già architetto, ingegneri e impresa: che cosa fate voi?We already have an architect, engineers and a contractor: what do you do?
Interior and layout: concept, mix and typical room, finishes schedule and room specification, fitted and loose furniture, design direction and checking that what is built is what was approved. Permits, structure and services remain with the client's engineers, whom we coordinate and to whom we hand the requirements with a date; the contractor builds on the mock-up room signed off together.
Siamo fuori dalla Sicilia: come funziona a distanza? We are outside Sicily: how does it work at a distance?
As on the projects we have already delivered off the island, in Milan and Malta: distance is governed by process, not by constant presence. Dated milestones, reports, scheduled visits and itemised lists during the rollout; the locally licensed professional remains the reference for permits and supervision.
