In September 2026 US retail sales rose 0.8%, above expectations: ABC News reported the figure. The physical shop is not over. It is changing job. And anyone designing one today has to think of it as a system that reconfigures itself, not a set to rebuild every three years.
Look at the openings of recent months. ArredaNegozi covered the Parfois flagship on Corso Vittorio Emanuele II in Milan: two floors, around 120 square metres, continuous surfaces, rounded geometries, display units that are part of the architecture rather than leaning against it. The same magazine reported on Urban Revivo in Beijing by MVRDV, where the point is to make local architecture and an international retail language speak together, starting with the façade.
Then there are the cases that shift the meaning of the word shop. The FADER reported Roland's first flagship in New York: a brand built on technical products opening a door onto the street to meet the people who use them. And superfuture logged Burton's new opening, again in New York. Very different brands, one shared intuition: the space is there to be in, not only to buy in.
Anyone opening today already knows this. The real question is not what the shop will look like on opening day. It is what it will look like in two years, when the product, the collection or even the brand have changed.
In St Julian's, inside the podium of Zaha Hadid Architects' Mercury Tower, we worked on 600 square metres for a multibrand streetwear store. Dezeen published it on 7 October. The aspect that matters here is only one: the modular steel grid is self-supporting and never rests on the existing architecture. A building with those curves is not something you drill, correct or argue with.
That constraint became the method. Shelves, rails, panels and lights clip onto the grid and move in a single morning. The shop changes layout with no building works, no dust, no closing. It is a principle we apply even where there is no star architect to respect: the Super F# project shows it in full, and we gathered the published images in our press page alongside the original feature on Dezeen.
The curved façade continues inside, in the central display unit and the fitting rooms. The steel is brushed and mirrored. But the real intelligence of a shop never shows in photographs: it lies in the fact that in three years it will still be the same space, with a different story inside.
A good shop is not the one that photographs well on day one: it is the one that is still itself in year three.
Apertura, pieno giorno, sera. Vetrina accesa a saracinesca abbassata. In the Milan flagship reported by ArredaNegozi, diffuse light and focused accents separate the selling areas. That is precisely the point. A well-lit shop does not have one light level: it has at least three. Opening, midday, evening. Window lit with the shutter down. New display with the spotlight moved forty centimetres.
That is why we design continuous tracks and recallable scenes, not recessed fittings above where the mannequin stands today. A recessed fitting is a permanent decision taken at the moment you know least. In Sicily there is an extra variable: the daylight coming through the window at seven in the evening in July is nothing like January's. Either you manage it with blinds and filters, or it manages the shop.
La prima: quante volte all'anno cambierete l'allestimento? First: how many times a year will you change the display? If the answer is more than twice, every fixed element you draw is a future problem. Second: where does the stock that is not on sale live? The stockroom is the part everyone sacrifices and everyone regrets within six months; size it on reality, including returns, packaging and seasonal stock.
The third concerns the threshold. How many steps does a person take before deciding to come in? Three, maybe four. In those steps they must understand what is inside, see the back of the shop and not feel watched. A till placed by the door stops people better than a locked door does. The customer path is drawn before the furniture: where you slow down, where you turn, where you look back.
Abbiamo messo per iscritto come lavoriamo su queste cose nella pagina su come progettiamo il retail: percorso, sistema espositivo, luce, magazzino. Nell'ordine, perché l'ordine conta. We have written down how we work on these things on the page about how we design retail: path, display system, lighting, stockroom. In that order, because the order matters.
Between Palermo and Malta we see the same condition: spaces inside buildings that already have a life of their own. A unit in a historic palazzo on via Libertà, a workshop in the old town, a former garage near the port. Vaults, off-axis columns, high ceilings you cannot drop. Here a self-supporting system is not a stylistic whim: it is the only honest way to occupy a building that is not yours.
Then there is the matter of the lease. Many units are rented. A demountable fit-out can be removed, reassembled elsewhere, resold. A built-in fit-out stays with the landlord. Thinking in systems, in Sicily as in Malta, is also a form of economic prudence.
And finally the climate. South-facing windows, salt air, winter damp in ground-floor units. Steels, finishes and fixings are chosen knowing all this, not after discovering it.
It depends on how it is built. A fixed fit-out ages with the collection and is usually redone after a few years. A modular system, like the steel grid across 600 square metres we built in Malta, reconfigures in hours and stays valid far longer, because the accessories change, not the structure.
Four things, in this order: the customer path from threshold to back wall, a display system that moves without building works, lighting organised into scenes for different moments of the day, and a stockroom sized on reality. Furniture comes after, not before.
Yes, by using self-supporting structures that are not anchored to existing surfaces. It is the principle we used in the podium of the Mercury Tower in Malta, where the grid never touches the architecture, and the same approach works in historic palazzo units in Palermo.
